Description

Freedom, light, exceptional living comfort and sustainability come together in a remarkable architect-designed self-build home of approximately 212 m², situated on a 171 m² plot on the popular Centrumeiland. Completed in 2024 and spread over four residential floors, this unique family home combines high-quality materials, flexibility and surprisingly spacious living areas.

The organically designed façade, finished with basalt tiles, makes a striking first impression and is reminiscent of the dykes of IJburg, while inside, tranquillity, space and natural light take centre stage. Seamless poured flooring with underfloor heating, Bulthaup kitchens, high ceilings, large windows and a high-quality finish create an almost Scandinavian living experience.

The house also offers multiple bedrooms, several bathrooms, a generous studio on the top floor and various outdoor spaces, including the deep south-facing garden and a sunny roof terrace. Thanks to the heat pump, solar panels and high-quality construction, the property is fully prepared for the future. The A+++ energy label is testament to this; energy costs in 2025 were less than €75 per month.

In short, an exceptional urban villa where architecture, sustainability and living comfort come together in an extraordinary way.

THE OWNERS
We lovingly designed this second self-build home with the aim of creating plenty of space for children and guests, who are always welcome and free to come and go. The proximity of the swimming water, marina and beach gave us a permanent holiday feeling. The square in front of the house creates an intimate, village-like atmosphere, with children playing, events at De Warren, and activities such as Open Studios, yoga and outdoor drinks.

A new adventure awaits us, and we hope that a new (blended) family will make the most of everything our home has to offer.

THE SURROUNDINGS
Life on IJburg – space, nature and the city within easy reach.

The property is centrally located on the popular Centrumeiland, a spacious and family-friendly neighbourhood where architecture, sustainability and water come together. The island is surrounded by navigable waterways, creating a relaxed and almost maritime atmosphere.

The charming marina, with its various restaurants and cafés, is a popular meeting place for local residents and water sports enthusiasts. There are plenty of opportunities for recreation, from IJburg’s city beach to the new Tagore sports park and the expansive Diemerpark.

This nature reserve, comparable in size to Vondelpark, is a wonderful place for walking, running, cycling or skating. There are also beautiful routes towards Muiden and the IJmeer.

IJburg is particularly popular with families thanks to its wide range of primary schools, childcare facilities, playgrounds and secondary schools. IJburg shopping centre is just a short distance away and offers a wide range of shops, specialist stores, restaurants and cafés.

ACCESSIBILITY
The property is excellently located for transport. Tram line 26 takes you to Amsterdam Central Station in approximately 20 minutes. The tram stops on Centrumeiland are expected to come into use in 2026.

Various bus connections also provide access to Amsterdam Zuidoost. By car, the A10 ring road and the A1, A2 and A9 motorways are all easily accessible. The offices of financial institutions in Amsterdam Zuidoost can be reached by car within 15 minutes, and there is also a fast cycling route. Schiphol Airport is likewise within relatively easy reach.

LAYOUT
Ground floor
The organic façade, featuring its distinctive tiles made from molten basalt, creates a striking first impression. Through the attractive entrance, you enter the hallway with cloakroom area and a modern guest toilet with washbasin.

The garden-facing living room features large glass doors overlooking the rear garden, allowing the indoors and outdoors to flow naturally into one another. A large skylight at the rear provides additional daylight. Provision has already been made in the centre of the room for the possible installation of a fireplace.

The high-quality Bulthaup kitchen is located at the front of the house. It features a Bulthaup worktop, Bora induction hob with integrated extractor, Siemens convection oven, refrigerator and separate freezer.

The entire floor is finished with poured flooring and underfloor heating, complemented by attractive recessed lighting and a 3.20-metre-high ceiling.

The deep, south-facing rear garden forms a natural extension of the living space. At the rear of the garden is a multifunctional space with a kitchenette, shower facilities and storage. This space can be used as a hobby room, storage or home office, and offers the potential to be further developed in the future into guest accommodation.

First floor
Landing. At the front is a spacious bedroom. The second bedroom, at the rear, has access to the roof of the extension and features a luxurious walk-in wardrobe. Provision has also been made here for a washer-dryer combination.

The bathroom is situated between the two bedrooms and can be accessed from both rooms. It is luxuriously appointed with a double vanity unit, walk-in shower with rain shower and toilet.

Second floor
This floor is also characterised by its impressive ceiling height, poured flooring and high-quality finish.

At the front is a spacious bedroom with its own bathroom. At the rear is a second bedroom, also with its own bathroom, featuring a vanity unit, walk-in shower with rain shower and recessed niche.

This floor also includes a separate toilet with washbasin and a practical utility/technical room containing, among other things, the inverter for the solar panels and provision for a home battery. There is also an internal storage room with connections for a washing machine and tumble dryer. The heat pump is located on this floor as well.

Third floor
The top floor has been designed as an independent studio with a wonderful sense of space.

The large windows extend all the way to floor level, creating an abundance of natural light. Two French balconies open onto the front, while at the rear there is a generous roof terrace that enjoys sunshine for almost the entire day.

The second Bulthaup kitchen features an induction hob, dishwasher, refrigerator, separate freezer and Gaggenau oven.

Thanks to the combination of light, views and outdoor space, this floor is ideally suited as a studio, home office, guest accommodation or independent living area.

TENURE
The property is situated on leasehold land owned by the Municipality of Amsterdam.

The leasehold was issued under the General Provisions 2016 and concerns a perpetual leasehold right. The annual ground rent is indexed annually and currently amounts to €11,278.02 per year.

Subject to certain conditions, the leasehold ground rent is tax-deductible.
