Description

Directly on the IJmeer, with sweeping views across the water and the rural landscape on the opposite shore, stands this architect-designed family home of approximately 230 m². Views, natural light, space and architecture come together here in a truly exceptional way. Thanks to the playful split-level layout, the void, expansive windows and multiple outdoor spaces, every floor feels remarkably spacious and the home maintains a constant connection with the water.

Built in 2016, the property features a generous kitchen-diner, multiple living levels, an inviting living room, three spacious bedrooms, an office at the front and a multifunctional top floor currently used as an artist’s studio. With its pantry, sunny roof terrace and generous dimensions, this floor is ideally suited as a workspace, additional living area, guest accommodation or one or more additional bedrooms. The property is equipped with 17 solar panels, contributing to its excellent energy efficiency. The impressive A++ energy label is a particularly strong result for a home of this size.

At the front, the property offers two private parking spaces, including an EV charging point. Directly in front of the house, the dyke runs alongside the IJmeer — a wonderful setting for walking, running or simply enjoying the expansive views across the water.

THE OWNERS

Ten years ago, we fell in love with the view, and that feeling has never left us. Having breakfast in the morning while looking out over the water and watching the boats glide by. This house has given our family all the space we could wish for. Each of us has our own place here: the void connects everything, yet there are also plenty of spaces where you can retreat and enjoy some privacy. We are now exchanging the water for the woods, but one thing we know for sure: whoever lives here next will enjoy it just as much as we have.

LAYOUT
GROUND FLOOR

The entrance to the property is reached through the front garden. From the moment you step inside, the stylish character of the home is immediately apparent. Like the rest of this floor, the entrance is finished with large floor tiles with underfloor heating, sleek plastered walls and ceilings, and attractive lighting. To the right is the extensive meter cupboard. A glass-and-steel door provides an elegant transition to the central hallway.

From the central hallway, you can access the modern cloakroom with wall-mounted toilet and washbasin, the staircase to the living floors, the spacious office at the front and the kitchen-diner at the rear.

The large office offers ample space for a substantial desk and storage. Its position at the street side makes it an ideal home office, consulting room or playroom.

At the rear is the generous kitchen-diner, which quite literally forms the heart of the home. Thanks to the void and large aluminium sliding doors, natural light floods the space, creating a beautiful connection with the living area above and the sunny rear garden.

The modern kitchen features a large island with plenty of storage and is equipped with high-quality built-in appliances, including an induction hob, extractor hood, Quooker, one-and-a-half sink, extra-tall refrigerator, extra-tall freezer with ice-making function, premium Miele built-in appliances and a large climate-controlled wine cabinet.

The large aluminium sliding doors open up almost the entire rear façade onto the sunny south-facing garden. As the property has not been extended at the rear, the garden is surprisingly spacious, allowing indoor and outdoor living to flow seamlessly into one another.

FIRST FLOOR

The open staircase first leads to the living area at the front of the property. This is currently used as a playroom but could equally serve as a television room, reading room or study. From here, you can enjoy beautiful views across the IJmeer and watch the boats pass by.

A few steps higher is the spacious living room, where the property’s distinctive architecture truly comes into its own. Thanks to the void, the living room remains openly connected to the kitchen-diner below, creating an exceptional sense of space. The different levels create intriguing sightlines and give each living area its own character, while the house as a whole retains a strong sense of unity. The expansive windows also provide an abundance of natural light and strengthen the connection with the water and surrounding landscape.

SECOND FLOOR

The bedroom floor is finished with wide oak engineered parquet flooring and offers a practical and comfortable layout.

At the front is the spacious principal bedroom with built-in wardrobes and a private bathroom featuring a shower and washbasin.

The landing provides access to an internal storage room with connections for the washing machine and dryer, as well as the second bathroom. This bathroom features a bathtub, walk-in shower, vanity unit and second toilet.

A few steps lead to two further spacious bedrooms at the rear, both of excellent proportions. Here too, the different levels create a playful layout and enhance the sense of space.

THIRD FLOOR

The top floor is currently used as an artist’s studio but has the feel of a self-contained loft. The combination of generous proportions, a pantry with sink and refrigerator, high-quality finishes and a sunny roof terrace makes this a fantastic space in which to work, create or relax.

Naturally, this floor could also be used as one or two additional bedrooms, guest accommodation, a gym or a second living room.

Large aluminium sliding doors provide access to the sunny south-facing roof terrace.

LEASEHOLD

The property is situated on leasehold land owned by the Municipality of Amsterdam. The General Provisions for Perpetual Ground Lease 2000 (AB 2000) apply.

The current leasehold period runs until 15 September 2062. From 16 September 2026, the annual ground rent amounts to €6,687.85 and is subject to annual indexation. The ground rent is tax-deductible, subject to the applicable tax regulations.

SURROUNDINGS

Zeeburgereiland has developed into one of Amsterdam’s most sought-after residential areas. Here, you live directly on the IJmeer, within the A10 ring road, yet surrounded by water, open space and greenery. Directly in front of the property, the dyke follows the IJmeer and is a popular place for walking, running or simply enjoying the expansive views across the water.

For everyday groceries, Albert Heijn is within walking distance. The immediate area also offers a variety of cafés and restaurants, including Bluey’s, Baggerbeest, Kaap Oost and Baut del Sol. Sports enthusiasts are equally well catered for, with the Urban Sport Zone and numerous facilities for hockey, football, padel, running and inline skating.

The neighbouring Sluisbuurt is set to develop over the coming years into a vibrant, low-traffic urban district with an international character. The iconic silos are also being transformed into a multifunctional complex featuring restaurants and cafés, offices, sports facilities, a cinema and various cultural amenities.

ACCESSIBILITY

The property is conveniently located in relation to the A10 ring road and is easily accessible by both car and public transport. Tram 26 provides a quick connection to Amsterdam Central Station, while IJburg, the Indische Buurt and Amsterdam city centre are all within comfortable cycling distance.
